It’s even making its way into our homes, making our lives more connected than ever before. As a short term rental host or long term landlord, you can leverage the availability and affordability of smart technology to make your rental more appealing to guests, edging out the competition and maximizing occupancy. Here’s how.

Video Doorbell

Video doorbells are a great tool for short term rental hosts who travel while renting their personal homes on sites like Airbnb, VRBO or Home Away. While you can’t be there in person to welcome guests, these gadgets provide the next best thing, allowing you to see and greet them remotely when they arrive at your door. It’s a nice touch for guests, and it’s an added level of protection for owners, who can use the tool to monitor the comings and goings of guests and visitors to the property. It is also a nice value-add for long term rentals, for renters who are interested in more upscale amenities. 

Smart Locks

Installing smart locks is one of the easiest ways you can enhance your rental. Not only is the convenience of keyless entry something that 70% of guests say they prefer in a vacation home or rental, but it’s also a great tool for you as an owner. Think about it. No more lost keys. Unique codes generated for each incoming guest. The ability to lock or unlock your home remotely. That’s peace of mind for everyone!  

Smart Lighting

Like smart locks, a smart lighting system can be a perk for both guests as well as short term rental hosts and landlords. For guests, it adds a level of luxury to the experience. For owners, it provides the ability to control lighting within the home from anywhere. Not only will you no longer have to worry about guests forgetting to turn off the lights when they leave (and getting stuck with the subsequent energy bill), but you can deter burglars by strategically switching lights on and off while the property is vacant.

Virtual Assistants

Want to really enhance the guest experience? Include a smart speaker, like an Amazon Echo or Google Home, as part of your rental property. Guests can use this voice-activated tool to get on-demand information about everything from what the weather will be like on a particular day to where the closest convenience store is. They can also listen to music, play games and engage in a wide variety of other fun virtual activities. A word of caution, though. Make sure your guests are fully aware of the device and consent to its use. You don’t want to end up in violation of Airbnb rules and regulations.

One of the challenges of being a short term rental host is keeping your property clean during and in between guest stays. Investing in a robotic vacuum cleaner is a great solution to this dilemma. These gadgets work on their own, moving from room to room picking up dust and dirt and keeping the floors free of debris. They even work under furniture and in small, tight spots. Not only will this make your home cleaner and more enjoyable for guests, but your cleaning crew will appreciate it as well. 

Not only are the majority of vacation guests (80%) and business travelers (92%) more likely to complete their rental reservation if a property features smart home technology, but 60% say they’d be willing to pay a premium for a short term rental with a smart home feature. Investing in one or more of the five gadgets above can make your property stand out, attracting higher-paying guests and consistently putting more money in your pocket. Now THAT’S what I call smart.
